A Capital Platform
Built to Last.
Trillium Housing is not a charity. It is not a government program. It is a nonprofit deploying social equity through a capital platform that invests in housing affordability — and recycles returns to fund the next family, and the one after that.

The Problem We Solve
A structural gap between families and homeownership.
Ontario's housing market has created a widening chasm between what families can afford and what they can access. Between 2005 and 2020, average home prices increased by 138%. Household incomes rose by just 32.7%.
The Result
A growing pool of working middle-class families who can qualify for a mortgage and manage monthly payments — but cannot bridge the gap between what a lender approves and the price of the home.
These are teachers, healthcare workers, tradespeople, and young families. They are not unqualified. They are underserved.
A Proven Track Record
Over a decade of real-world results.
Trillium has never operated in theory. Every aspect of the model has been tested in real developments, with real families, across multiple market cycles.
Leadership
Led by co-founder Joe Deschênes Smith, who served as Chief of Staff to Ontario's Minister of Municipal Affairs and Housing and helped deliver nine pieces of housing legislation in two years.
Returns Aligned with Impact
Structured opportunity. Not subsidy.
Because combined equity reaches 20%, no CMHC insurance is required — saving purchasers thousands and keeping every transaction clean and conventional.
Impact at Scale
The families Trillium invests in reflect all of Ontario.
Impact and financial sustainability are not in tension here. They are the same thing. The model is designed to grow — development-specific, integrated, and invisible to stigma.
Working Families
25%
Of purchasers at one Trillium development were single-parent households
Teachers, healthcare workers, tradespeople, and young families who qualify for a mortgage but can't bridge the down payment gap. Not unqualified. Underserved.
Community Integration
$0
Monthly payments on the Trillium Mortgage — no burden on the family during ownership
Trillium integrates directly into approved projects. No visible designation and no stigma. A Trillium home is simply a home — in any neighbourhood, any community.
Recycled Capital
100%
Of Trillium developments delivered with government funding agreements in place
Returns fund the next family. Capital is recycled, not consumed. Each investment multiplies impact over time — funding homeownership for generation after generation.
Municipal Partnership
A practical tool for municipalities.
The Trillium Mortgage Fund can be structured to work alongside municipal partners. Municipalities can customize Fund criteria to reflect local community priorities — with no delays from design, approvals, or construction of new programs.
This flexibility is also consistent with Ontario Inclusionary Zoning regulations, making it immediately deployable in municipalities already navigating affordability mandates.
